RICS LEVEL 2 HOME SURVEY (Formerly HomeBuyers)

An intermediate property survey which provides you with information on the condition of the property you’re thinking of buying, together with advice for your solicitor.

The RICS HomeBuyer Report (Level 2 Survey) is an economical, set format report, which uses a traffic light colour coding system to rate individual elements of the property and highlight areas of concern, such as damp or structural movement. The level of detail enables our clients to judge the value of purchase in line with the cost of any future maintenance, repair and restoration works. It is recommended for properties that are in reasonable condition and of a standard size.

Our service typically includes the following:-


Pre-survey consultation

An initial telephone call or Zoom meeting in order to understand any particular concerns our clients may have regarding the property and to ensure they are being provided with the most suitable service for the property and their individual needs.

Detailed inspection

By restricting the number of surveys we undertake each week, we are able to take as long on site as needed to thoroughly inspect all accessible areas of the property, to fully understand the way it has been constructed and identify defective elements.

Written report

A detailed clearly written report, illustrated with photographs, sent electronically within two working days of the inspection. We aim to be a paperless organisation, but will make every effort to make information accessible to individuals with additional requirements in accordance with the Equality Act 2010. We also forward relevant findings to your legal conveyancers.

Post-survey advice

A follow up meeting either by telephone or Zoom to discuss the findings in the report, whilst also providing an opportunity for our clients to raise any questions they may have. We expect to have ongoing dialogue with our customers throughout the conveyancing process and following our survey and will make ourselves available for any queries - we are in your corner.

Valuation

Here at Richard Russell Surveyors we offer our HomeBuyer Reports with and without valuations. This is more cost effective for clients who are having a mortgage and therefore do not require an additional Valuation on the property they are purchasing.

For those who require a valuation, we can provide an opinion on both the market value of the property and the reinstatement cost at the time of the inspection.

‘Market value’ is the estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm’s length transaction, after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion.

Reinstatement calculates the cost of rebuilding an average home of the type and style inspected to its existing standard using modern materials and techniques and in line with current Building Regulations and other legal requirements. The reinstatement cost helps you decide on the amount of buildings insurance cover you will need for the property.

Drone Survey

We are able to offer an affordable and unique Drone Survey which allows us to photograph and advise on the condition of inaccessible areas of chimneys and roofs, which would normally be excluded from typical surveys.
